Resident Manager/Caretaker

The Resident Managers/Caretakers is a part time, contracting role, that lives onsite and co-ordinate the administration, maintenance, operation, and improvement of their specific property. Represent the interests of the Property Manager. Monthly rent will be reduced, according to building unit size (rent reduction value).

 

Role

  • Responsible for cleaning the hallways, vacuuming rugs and spot washing of walls on a weekly basis.
  • Cleaning and general upkeeping of entry way glass and mailboxes daily.
  • Keeping the laundry room clean and tidy (wiping off machines, maintaining floors & vacuuming rug).
  • Monitoring of boiler/furnace room on a regular basis for leaks (visual inspection of pipes and gauges). Any issues need to be reported immediately to the Property Manager.
  • Communicate regularly with the Property Manager and the tenants on issues affecting the property.
  • Working with the Property Manager to maintain an accurate inventory of suites that need to be rented.
  • Working with the Property Manager to ensure that the property is sufficiently maintained.
  • Dealing with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations, and by-laws.
  • Working with the Property Manager to regularly inspect the property.
  • Fielding of complaints/issues from residents in the building and helping, if necessary, with rent collection.
  • Working with the Property Manager to facilitate quotes or bids from contractors for repairs, renovations, or maintenance. (This might include meeting the contractor at the building, so he/she can assess need for repair)
  • Under the direction of the Property Manager, facilitate viewing for new prospective tenants (including weekend/evening appointments when required). Working with the Property Manager to cover all “move in” and “move out” tenant inspections.
  • Forwarding all property/tenant related documents to the office daily.
  • When eviction situations arise (non-payment of rent / substantial breach), the Maintenance Caretakers will need to work with the Property Manager to make sure eviction letters are posted in a timely fashion.
  • Fixing minor repair concerns.
  • Forwarding major repair concerns to the Property Manager.

  • Excellent communication skills
  • The ability to work effectively with a wide variety of people including owners, staff, contractors, tenants, local police, and bylaw officers.
  • Diplomacy, patience and flexibility.
  • Knowledge of Alberta's Residential Tenancies Act would be considered an asset.
  • Excellent organization and time management skills.
